The house
Villa Tyra stands on a quiet street in Ražanj, a small seaside village between Rogoznica and Primošten on the Šibenik Riviera. It was finished in 2022 to energy class A+, with underfloor heating throughout and air conditioning in every room.
The top floor is the heart of the house. A full-width glass wall opens the living room, dining room and kitchen onto a terrace that looks across the sea and the islands towards Rogoznica.

Option 1
A conventional real-estate purchase. The villa, plot and furnishings are transferred to you, or to a company you nominate, and you are entered in the land register as the owner.

Option 2
Acquire all shares in Nordic Vacation Properties d.o.o., the Croatian company that owns and lets the villa. The property stays in the company's name, and the company comes with its letting set-up and trading history.
Price: based on €975,000 for the villa, adjusted for the company's cash, receivables and liabilities at completion.
Taxes, costs and the paperwork differ between the two routes. We'll share full documentation for either, including the company's accounts for a share purchase, and we recommend you take independent legal and tax advice.
Location
Ražanj is a small, quiet village on the coast between Rogoznica and Primošten, with clear water, rocky bathing spots and views across to the islands. Primošten, Šibenik and the Krka National Park are all within an easy drive, and Split airport is 28 km away.
